I currently am Married and we have a home that is too high in mortgage payment($2,600 / month) i am current on the mortgage but it is a 5 bed room home that we only use the master bedroom. Kids One married, one educated and owns her home, one 19 year old son at the university. I earn $103K / year. Wife does not work or wants to work.
I need to sell this house and down scale to a 2-3 bedroom home around $140K.
Current home value at $365K with mortgage at $245K poor credit .
I want to sell this home. Can I sell with out my wife's consent? We need to save for Retirement we are 55 and have $0

No, you can't sell without consent. I strongly recommend that you and your wife attend credit counseling or have a retirement counselor visit you at home. There are several things you can do to help with your situation. The fact that you are seeking help before your financial situation blows up is a major step in the right direction.
