I am married in Texas my parents and myself are buying home togather without husband. can it be title mother father 50% interest gift to daughter 50% as separte property tennants in common or joint tendancy?

You're overthinking this. Typically our deeds just list the co-owners and nothing needs to be said about the gift. Joint tenancy is assumed. With that said, if the property is your homestead, your husband would have homestead rights whether or not he is on the title. When you close at the title company, they will take care of the deed.
