media equipment
Does media equipment such as a projector and screen saty with the home if not specified by either party or is it considered personal property?

I would consider it personal property. Personal property becomes "affixed" to the real property at times and these items are called "fixtures." Air conditioning equipment, built-in appliances, toilets, and light fixtures are examples of "fixtures." A free-standing refrigerator is not a fixture. In a typical residential contract, there is a paragraph that deals with personal property that would stay with the home. This would include items such as window treatments and pool equipment. Read your contract carefully to see if the media equipment is to remain.
