mineral rights

I am purchasing a farm in very rual area. The sellers and I have signed

a contract for the land, the contract did not exclude the transfer of the mineral rights. Therefore, if the mineral rights are not exclude in the cotract nor the deed are they included?

I would need to examine the contract to be sure, but, theoretically speaking, if they are owned by the Seller, they should be included. However, on the other hand, the Seller could not convey what he or she does not own.
