Our mother died. She has husband/disabled son which lived with her for past 30+ yrs. my sister is co-borrower on loan with Mom, but our stepfather has helped paid for house? Who has rights to house?

Who's names are on the title to the house? If it is your mother's and her husband's, the home is his. Who owns the house and who is paying the mortgage are two different legal issues.
