You should file an heirship affidavit that includes your contact information in the real property records so that any potential buyers will be "on notice" of your children's interest. At closing your children should receive their prorata share of proceeds. Be sure to include a legal description of the property in the affidavit. If you need help in preparing, an attorney can help. Typically I charge $100 for the document, so you might find a local attorney with a comparable fee. The filing fee should be around $20.
