Neighbors garage remains on my property by 8 inches

what legal action can i take to force a neighbor that purchased a house next door his survey revealed that his garage is 8 inches over on my property the real estate company that he purchased the property from contacted me via letter asking if i was interested in selling the 8 inches to the buyer so that they could proceed with the closing after the real estate companyn and owner refused my offering price i asked them to remove the building off my property the buyer says he would remove the building within 2 weeks that was in march 2006 the buyer and real estate company closed with the title company but has yet to settle the issue at hand with me when i contacted the buyer he has refused to take any action and has been realy nasty about the situation with the knowledge of the garage encrochment were the closing by thre real estate company title co and buyer legal without following thru with the garage being on my property i want the building moved so i can fence in my property today is july 3 2006 no action has been taken by the buyer other than being obnoxious what recourse do i have at this point.

You can certainly sue the neighbor and force removal of the encroachment. It won't be cheap, unless he folds his tent and complies once you hire a lawyer.
