how to obtain a warranty deed on property when owners are deceased and has 10 relatives living

You first have to clear title to the 10 living relatives of the deceased. I would need to know if the deceased had a will, any debts, or any other property. Assuming no, then I could clear title to the 10 living heirs, and they could in turn deed the property over to you.
