Parking Garage Leaks Damage Vehicle Paint

I park in a below ground parking garage beneath the building where I work. On occasion either the pipes or the ceiling of the garage drips on the car, causing a heavy buildup on the car that cannot be removed. This has happened to other building tennants as well. What is my best method of recourse, and is the building owner liable in any way to repair damages?

Take pictures of the pipes, your car, and damage. Repair the damage. Present landlord with paid invoice and demand reimbursemen. If they refuse, sue in small claims court.
