How to perfect a deed
Twenty plus years ago a man who has since died leaving 3 children owned a defunct Texas corporation The Corporation owned land which in the 1990s he sold most to LCRA, the leftover was variable 4.8 acres with road. For some reason the county lost track of the land and no taxes were ever paid. 5 years ago I bought acreage on the road. After some research I located the man's children and brought their interest in the defunct Texas Corporation and bought a title policy fee simple during the transaction. Paid 5 years back taxes and gave half interest in the land to my daughter. My daughter is a realtor now but not when I bought the land. A month ago my daughter deeds backs to me a couple of acres and we tried to sell a neighbor .05 of acres for a driveway and we tried to get a title policy for him. The same title company that sold me a title policy refuses now because no Heir ship form was signed by 2 disinterested parties when I bought. And the land is not fee simple but an easement, LCRA got a fee simple title policy when they bought the track of land my land was split off from. So how do I straighten this out?

You need to make claim under the title policy you got when you acquired the interest in the land. Will likely require a lawyer.

Check with another title company and see what the requirements are. Anything can be fixed. You can probably get heirship affidavits as to the interest in question.
