If a piece of property (a lot valued at $2100.00) needs to be transferred to one of the individuals, could a simple quit claim be used by two of the parties?

Quit claim deeds are not recognized as providing insurable title in Texas. A Warranty Deed would be appropriate.

A quitclaim does not technically transfer an interest in property, it's really only a release. I'd recommend you have an attorney or title company prepare a warranty deed. Most places will do it for a small fee.
