Property division ny Divorce Decree

I was divorced in 1984 and shared a house with my wife at the time. I was divested of title and deed and ownership of the real property but agreed with my wife to share half the proceeds of the sale of the house. This is stated in the Divorce Decree and signed by a judge. Now 25 years later she is selling the house. Do I have a leg to stand on here? Should I file a lien, hire an attorney or just forget about it?

You already have an equitable lien on the property by virtue of your divorce decree. File an affidavit in the real property records that outlines your interest in the home and provides your contact information so they can pay you off. Any attorney can help you, if necessary, and I would typically charge $50 for the preparation of such an affidavit. Filing fee should be about $16.
