Property after divorce

Divorce decree granted house to wife. She did not refinance. She is now in default on the loan. She is willing to sign quit claim deed and hand over property as is to me. Is this all i need? Will I be able to sell in the future without any problems?

No. Have her sign a special warranty deed to you. Is she still occupying the house? If so, make sure there is a written agreement for her to vacate. Also, check the back taxes on the property, as those may be in default as well.
