Property Easement
Looking for precedent whereby a verbal agreement (from a neighbor) is upheld for one party to terminate a portion of a deeded easement

Anything pertaining to real estate falls under the statute of frauds. This means that anything enforceable must be in writing (eg. release or termination of easement). There are a few exceptions when obligations have been performed or partially performed or when consideration is given, but that is probably not the case here.
