Legal Question in Real Estate Law in Texas

When property (non-severed) is conveyed by warranty deed where the grantor has reserved a life estate, who then has the right to enter into an oil and gas lease?

Assuming it is the grantee, would the grantor still have a claim to any of the bonus consideration, rentals or royalties?
