If you are an interested party (i.e. have a personal interest in the seller (generally b/c you are related in some way or are a long time friend; or if you have a monetary interest in the property such an ownership interest, potential heir or you are a creditor of the seller) you can file for and attempt to obtain a temporary injunction prohibiting the transfer until a hearing before the judge can be scheduled. At the hearing you will present your claim and provide evidence as to why you feel the Seller lacks the competency to execute any legal documents, more specifically the deed conveying the property. I advise that you seek legal counsel for help with this process.
