Legal Question in Real Estate Law in Texas

I am purchasing a home in cash with inheritance money. My girlfriend is moving in with me. I wanted to know if there is a form or something that I can get my girlfriend to sign claiming she has no claims or rights to the property. Or do I need to consult an attorney about this?

You should make sure that the deed recites you are an unmarried man dealing in your sole property. Keep a clear paper trail showing the money coming to you as an inheritance and going to the title company handling the purchase. If you have a joint bank account with your girlfriend, do not under any circumstances allow any of your inherited funds pass through that account. Once you buy the house, keep meticulous records showing that all taxes, upkeep, utility and other expenses associated with the house are paid solely by you. In addition, you might want a family lawyer to draw up a cohabitation agreement setting out your sole ownership of the home. Good luck.
