Legal Question in Real Estate Law in Texas

quit claim deed, brother, sister own property outright, how to transfer to broth

me and my sister bought a house outright a year ago. there are no liens on the property. My sister got married recently. She wants to turn over the house to me at no cost. Would her husband also need to sign the quit claim deed even if the property was purchased before the marriage? There was no prenuptial agreement signed between them. What other documents would be required?

Don't do a quitclaim, most title companies won't recognize them and you'll likely have problems later. If the new husband is willing to sign papers, then go ahead and have him do it. Although you have an argument that the husband doesn't have an interest in the separate property, it's better to cut off any rights and be absolutely safe.
