quit claim deed

I tried to sell a property deeded to me from my father by quit claim deed many years ago and ran into a problem. The notary who did the quit claim deed many years ago forgot to fill in my father's name(grantor) in one place (simple error of omission). This error was enough to keep me from selling the property.

I tried to find the notary and fix this problem and found out he died several years ago. What can I do to fix this problem?

You will need to file a quiet title lawsusit and get a declaratory judgment the declares you the true owner. You will need sufficient evidence to convince a judge that you are the owner.

A word to anyone else who reads this, PLEASE contact an attorney to prepare your documents. I would have charged around $100 to prepare the deed - and it would be right. Now, it may cost $2,000 - $5,000 for the lawsuit.
