Legal Question in Real Estate Law in Texas

My son bought a house togehter with a colleague in 2008. The financial responsablility turned out to be too much for my son. Since both names are on the deed, he needs to know what options he has to get his name removed from the deed without hurting his credit history or if there are other options.

The mortgage company will not release your son from the lien. His only options are to either sell the house and pay off the note or have his partner re-finance it.
