I have sold land and used a unimproved property contract and a Seller financing addendum. I haven't received monthly payment from him in 3 months and he hasnt payed his property taxes for 3 years. Do i go through a normal eviction process (3day notice then file) or is there a different procedure since its not rental?

If you sold the land on a deed of trust, then you need to foreclose on the property first. If you reclaim the property at the foreclosure sale, you can then evict.
