Removing sibling from the homes title

When my mother died, my sister and I inherited her house. I am the only one living in it and I would like to remove my sisters name from the title. Can I use a quitclaim deed to do this?

Have you and your sister done anything since your mother's death to establish that you two have exclusive title to the home?

Specifically, was a will probated, or any type of filing? If not, then you would need to do something in order to demonstrate that the person transferring title actually has something to transfer.

Additionally, title compnaies in Texas are typically loathe to accept quitclaims. Usually, they will want some sort of warranty deed executed by the person transferring title.
