That is the reason for title insurance which is inexpensive and provides peace of mind to both the buyer and seller that the conveyance was done properly. I would never purchase a property without title insurance - I've seen too many nightmares such as: improperly prepared deeds, attached judgments, federal & state tax liens, adverse possessors, boundary line disputes, and the list goes on.
