Selling deceased parents' land

Both parents are deceased. There is 1 acre of land (Llano County TX) in my father's name. After his death, my mother did nothing with regards to the property. Since her passing in 1995, I have been paying the annual property taxes, but would like to try to sell the property and be done with it. What do I need to know and do?

You have a few options. First, you didn't state what year father died. This is important, as the law changed in 1993. Also, I need to know the family history. How many children did father have? How many children did mother have? Are all children in agreement with your keeping the property?
