Legal Question in Real Estate Law in Texas

I signed a warranty deed to a property that I own over to a guy for him to try to negotiate to buy my note from the bank. He did not follow through on his end of our arrangement and has just given my the deed back. While he had the deed, he owner finance "sold" to to some other individuals. They paid him a down payment and rent through Jan. 2012. I need to sell this house, but they live there and are refusing to move out or make arrangements to pay me. I have no agreement with these people and would like to remove them from the property. What steps to I need to take to do this?

Do you have people lining up to buy the house right now?

Write a nice letter to the people who live there (they probably have the legal right to be there, depending on several factors that you didn't tell us about or which would be apparent if we had all the documents in front of us). Tell them that you want to sell the house, and would like for them to cooperate in showing it. Tell them that you'd let them know in advance when the buyers would be coming by. Tell them that you assume that they'll vacate the premises on Jaunary 31. Ask them if they paid a deposit, and how much (your buddy probably made off with the deposit).
