Legal Question in Real Estate Law in Texas

my sister lives in a home ,in San Antonio,Texas, that was bought our parents in their name. It was agreed that the house was for my sister and she kept up the payments. Our parents are now deceased and we quit claim deeded the house to my sister. She can no longer afford the house.she thinks the outstanding mortgage is $40,000 but the house may be worth 25,000...help?

I would suggest someone talk to the lender..any home with $40k mortgage should have about $400 month payments..cheaper than rent..but of course utilities and upkeep...If she wants to move..call a realtor and try to sell it...There will be no liability to any of the heirs if default occurs...
