Sold house 1month ago and new owners say defects were not disclosed...

My husband & I sold our house a little over a month ago & the new owners called me with ''problems.'' 1)Their dryer didn't work so they went out and paid $2000 for a new washer and dryer. The new dryer didn't work so the company brought another one. The 2nd one didn't work. They called a ''friend from work'' to investigate (an electrician). 2)They said that the dish washer doesn't work.

3)They said that the microwave (combo with oven 2gether)stopped working and works for a few seconds and then shuts off for an hour before resetting. 4)There was a plug in the utility room that didn't work...they plugged in freezer and lost food. 5)They say that in the kitchen the fuse keeps blowing. 6)They said that they had an electic bill of $360 when we told them we usually had about $150-$175 and last month was the highest with $250. My husband & I honestly did forget to mention the socket in the utility room that didn't work on the disclosure. However, we never had any problems with our dryer not working-the dishwasher is old & doesn't clean as well as a brand new one, but worked-we never had a fuse blow-& we rarely used the microwave, but when we did it worked.The inspector cleared all things. They want us to 1/2 new items & rewiring. HELP??

This scenario happens all to often with buyers who have the classic "buyer's remorse." Since you forgot about the plug, if I were you, I would offer to replace it, but their inspector should have caught it in the inspection.

Homeownership involves a continuous series of repairs and your buyers are in the process of learning that lesson. Since there was no intentional misrepresentation on your part, I would say you have no further obligation.
