We sold a mobile home. the buyer was to move it in 2 or 3 weeks. it's been 2 months. can we start charging them rent until it is moved or what is our recourse?

I assume that your contract doesn't have any provisions for what happens if the buyer takes months to move the trailer.
Write him a letter (paper letter - no texts or emails) and ask him what he thinks would be a fair amount of monthly rent for you to charge him for the trailer being stored on your property. Tell him that if you don't hear from him, you will assume that he agrees that $400.00 per month would be about right, and tell him that the first month was free; that you've started charging him rent as of March 1. Tell him the address where he can send the rent check.
