Legal Question in Real Estate Law in Texas
when I sold my property to my ex-fiance we had a monetary agreement outside of the real estate agreement. He convinced me it was the only way he could get a loan to buy the property. He paid half the agreed amount the day we signed the real estate contract, and was to pay me the other half at closing, which he didnt do. How much trouble will I be in if I take it to small claims court since I knowingly lied on the real estate contract?

You just need enough evidence to prove your case. It doesn't cost much to file and it is worth a shot. Keep in mind that if you win, you will receive a judgment against him. Then he needs motivation to pay. If he doesn't pay his bills, he won't pay the judgment.
