Special Warranty Deed
What is the best way to ensure I receive a correct Special Warranty Deed from previous owners? I received a copy of the Deed that will be presented to me upon funding transfer but the Deed appears incorrect. Isn't there a standard Special Warranty Deed for real estate property?

You should probably hire a title company to check everything out for you.

Please have a title company perform your closing and buy a title policy. I get paid a bunch of money to clean up do-it-yourself transactions. And sometimes, the buyer loses.
