Stuck on ex-wife's home loan

I owned a house in TX w/ my exwife.

Our divorce decree gave her all rights

to title, etc. b/c I was moving back to

CA. We had made an agreement that

she was going to refi once the equity

had matured some and pay me what

$ I had put into the house. She has

since remarried and b/c TX is a

community proprty state she had to

add her new husband onto her

assumption and refi applications both

of which they were denied for due to

the new hubbys bad credit. She has

already removed me from the title

but now I am stuck on a home loan

for a home I dont even have any

ownership of! I cant even get a loan

now. What can I do??
