A tenant hired an electrician to install security lights in a warehouse in Garland, TX in 10/ 2010.
Landlord received a certified mail from the electrician in 06/2011. Electrician informed landlord that tenant did not pay him so he was going to file mechanic's and materialmen's lien affidavit in the county clerk's office in 10 days.
Landlord was not involved in this electric job. Can electrician place a lien on the warehouse?

He can file the paperwork with the County Clerk, but he doesn't have a valid lien.
If he records the lien, he needs to be sued. He is engaging in fraud.
