Tennants Rights

I am leasing a home, I've been there 8 years. My landlord has suddenly decided to to inspections. They will come in when I'm not there, sometimes, I'm there, and just look through my home, in all the bedrooms and garage. They are now asking for more of a pet deposit, I paid $850 when I moved in, nothing has changed I have same animals. It is not lease renewal time. They have also told me that I cannot have an animal in the master bedroom, this was never mentioned before. They also said that I will not be getting back any of my deposit whenever I move, However, my lease says that it is for fixing things I caused, not including normal wear and tear, which after 8 years can be significant.

What are my rights? I feel violated and don't know why after all this time they are popping in to look around. It also scared my children when they come home from school and there is a stranger in the house.

It sounds as though you have a written lease. The terms of the lease spell out many of your rights. Return of the security deposit is not dependandt on the whims of the landlord. The landlord must return it to ou within 30 days of move out, or give you a specific itemization for not doing so. The lease should spell out the landlord's right to inspect the premises. If it does not, the landlord cannot arbitrarily enter you leased premises anytime he/she feels like it. Larry Maun 713.266.2560
