What steps do you need to take to transfer title of home ownership to a spouse in the state of texas with a lender involved?

Step one: Get lender approval, in writing. This can be as simple as calling customer service, or visiting a local branch.

Step two: execute a deed

Step three: file the deed in county records.

A lawyer or title company can do this for you for a small fee.
