Legal Question in Real Estate Law in Texas

I have a tract for sale and the propective buyer is willing to meet my price but I just found out he wants it for a used car lot. The property is commercial/residential zoned and it adjoins my place and I have good neigbors and don't really want that kind of business next to me. Can turn down that offer because of this reason or is there some legality that can arise from this ? thanks for your time

There could be an few legal issues that may arise (including breach of contract), but there are several facts that could affect a lawyer's answer to your question. Including whether there was a binging contract/agreement.
