Warranty Deed
My father died, leaving my 2 brothers and I equal owners of his home. I am selling my interest in the home to my brothers. They are securing a home equity loan to pay me off, and the title company needs a warranty deed before closing. Which type, special or general, would be the best form to use to expedite closing?

Either is likely to be fine. You can limit your liability somewhat by using the special warranty deed.
