Warranty Deed

What do you do if the seller of property does not forward you a warranty deed in the time alloted as per the contract signed? Is the seller required to file a warranty deed with the county that the land is located. Does not having a warranty deed make the seller in default of the contract.

First, read your contract. Carefully. If you have all your bases covered, you might call the fellow and ask for the deed. You might also take the contract and all the documents to a lawyer and seek counsel. This is more than just an internet question, but requires document review.
