warranty deeds

Should I sign a warranty deed over to a family member for a property that was owned 50% by her and 50% by another family member who has passed away. The house is now in foreclosure and I have already signed paperwork for the mortgage company. (because I am an heir to the property, but have had no interest in it period)

You can if you want to and you sound like you don't want any interest in the property. But the fact that you can is different from "should you." You'll have to decide that one. It may also depend on what you signed for the mortgage company. If you've already given the company your rights then you don't have any rights to give anyone else and at most could execute a quit claim.
