Legal Question in Real Estate Law in Texas

warranty & quit deed

The last owner signed the deed over to us then filed bk before are financing was complete. the home needs to be short saled. If the house is in our name what rights do we have? We have not been contacted yet. the bk was discharged in Feb. Please help!
