Legal Question in Real Estate Law in Texas

Will a warranty deed suffice for the transfer of real property ( house, cars)upon the death or incapacitation of my father? Can he deed me these in a warranty deed instead of making a will that is a much more costly process(with probate and all) ? My half sister has already ceded any interest through a notarized document, and there are only the house, the land that it sits on and approx. 3/4acre(all at the same site), and his automobiles.
