Legal Question in Wills and Trusts in Texas

I'm buying a house through owner finance. Before I signed any contracts I did a lien search and found that the house had a warranty deed with vendors lien on it. I don't want to sign if the house will never be mine. What do I do?

Get a title policy on the house. The title company will be responsible for locating liens and making sure you have marketable title. Also, if there are liens, the title company can take your purchase money and use that to satisfy the liens.
