How do I deed property to my sons without selling them the land? Is there a way to transfer property to my sons without cost to them?

You don't have to sell it to them if you don't want to. You can just deed the property to them. There may be tax consequences, however. Please use a lawyer or title company to do it. Don't do it yourself.
