died-intestate-wife-two adult children

House owned jointly-husband died 1994-no probate-two adult children would inherit each 1/4. Mom wants to sell house. How de we go from a deed in mom and pops name to sale-able deed? Children want to convey to their mom their interest.

You would need to first determine that there are no lingering estate liabilities or taxes. Once you've done that, you would next need some agreement between the mother and children to determine who gets what. After that, you can clear title using an affidavit (the type of affidavit depends on what other estate assets there are.) Once the affidavit is filed, the children can deed out to the mother.
