Legal Question in Wills and Trusts in Texas

My father passed away 05/15 my mother passed away in 1996,after my mother passed my father didn't remove her name from the title on their home. Now we trying to sell their home but the my question is, my mother had two sons they never lived with us they said they would sign an affidavit to give up any rights and do they have any rights and do i have to go to a Lawyer to get a affidavit or can i get one that i seen online on this site and have them sign it.

If the fathers of the 2 sons were not the same, the sons have an interest in mom's estate. You need a lawyer to take care of the affidavits, take care of both estates and help with the sale.
