Legal Question in Wills and Trusts in Texas

my great, great, great grandfather bought 11.25 acres of land in Texas back in 1835. Through the event of births and deaths my Grandmother became an heir to a portion of the land, she is now deceased, her portion passed to my father who is also deceased. We just found out about this and it appears there is a trust in her name for all or maybe a separate parcel of 11.25 acres of land. Are my siblings and I entitled to this property as heirs? We all live in California

First of all, you really should find out where the property is located to figure out if it has enough value to pursue. Some West Texas lands are akin to the backdrop of a Roadrunner cartoon scene, but Acme does not even deliver there! If the land has some value, you can check on the situation of the Deeds, Liens, Probate proceedings online yourself and even get a start by ordering a title abstract or chain of title run from a local Title Insurance company nearby. That might be a start. I do a lot of Real Estate and Probate Law also can have a subscription account with a title insurance company allowing me to search most County records. How do you know there is a "trust" if there is one? At least then, you might find out enough to really decide how to proceed.
