home ownership after spouse's death
My husband and I bought the house in both our prior names. He died at age 40 - no will. One previous daughter. We love each other. I am trying to get a home equity loan, credit union wants my husband off deed. what do i do to accomplish this? Home is paid for.

It sounds like you will need an affidavit of heirship, then a deed from your stepdaughter to you. You will need a lawyer to draft these documents. If you can find out which title company the credit union would be using, maybe they can help, or at least refer you to a lawyer who can get these documents ready quickly and affordably.
