I have just printed the quit claim deed from a web site, is it legal, even with the advertisement @ the top of the form? Does it need to be notarized?

Sure it is legal to pull down forms from the web.
You can use these forms if you are sure that you
know what you are doing, it doesn't matter where
the form comes from. Can you file the advertising
at the top of the form? Sure, the county clerk
doesn't generally care what you file so long as it
is in the proper form. Does it need to be notarized,
yes, anything filed at the courthouse must be
notarized.
You just need to be sure that the form does what
you want it to do and that you don't suffer unwanted
consequences from this act in the future. That's
what lawyers are for.
