where can I find more information on the law covering life estate. not much on the internet.

Life estate is one of those medieval English law concepts and while I am sure there has been a book or two written on the subject, after 600+ years, the law is rather well settled on this subject. If you can get to a law library, you might find a few sections in Probate treatises and volumes explaining many of the details of life estate.

Go to your county law library. They have legal encyclopedic works that will give you all the information you might possibly want.
