where can I find more information on the law covering life estate. not much on the internet.

Life estate is one of those medieval English law concepts and while I am sure there has been a book or two written on the subject, after 600+ years, the law is rather well settled on this subject. If you can get to a law library, you might find a few sections in Probate treatises and volumes explaining many of the details of life estate.
