my mother bought a hose when she bought it her husband was also included in the title, now she thinks that if she dies first her husband daughters may want to keep the property, what is the best way to ensure that only her kids can claim the property when she dies?

Her husband will need to devise his share of the property in his Will and she will need to do the same. However, Wills can be changed at any time. The safest way would be for both of them to place the property in Trust. She will need an attorney to do this. If husband doesn't want to cooperate, she may be out of luck on his part of the property since he is on the deed.
