my mother died 3yrs ago, she had no living will and we've been paying her mortage since she passed but would now like to sell the house bc its become too much of a burden. The house is still in her name. Can i sell it or what would i have to do in order to sell it?

Assuming mother had no debt, you can clear the title with an heirship affidavit. THis would record a change in the title from mother to the heirs. The heir can either collectively agree to sell the property and split the proceeds or transfer the property to one of the heirs who can buy out the others. This process is probably a few hundred dollars, start to finish.
